In your advertising, do you recommend the toll-free number go to a live answering service or call-capture IVR?

I dont use an AVR anymore and send my call to my office line... somewhat archaic but it is just the same old system I have used for years and never seem to get any complaints. My main line after hours says "If you are a home buyer calling about information on one of our properties for sale, press 0 for the buyer specialist on call," then, it goes into the other options.

Just to spice up the debate....

using an IVR is critical in this real estate market. Why? Its cheap and you can get to the leads fast. Many current and soon to be sellers call off existing listings to see what the prices are...when you call them back that could be a listing for you. Many current sellers who are looking to replace their current agent (expired) will call off signs (IVR) to see which realtor calls back the fastest...to see who is the most agressive.

Yes, buyers start their search on the net and yes you should have some level of net exposure....however, the IVR 1800 system shouldn't be seen as a replacement. Its not.

I agree 100% with Tim Harris' comments. I have used an IVR for 7 years and just recently tested # going to the office and cell lines..... not as efffective as the IVR - back to the system that works.
