Our team has been calling the expireds (and MAN are there a ton of them) with good success. What are others doing to set appointments with expireds? Is anyone having any success with mailing to the expireds or anything else?

What scripts are our team using on the expireds?

we have used the ones from Star Power and from Mike Ferry. The Ferry scripts are free from his website. Too soon to tell which will work better.

What has really suprised us is the fact that the sellers arent getting any other calls from other agents. Maybe its the time of year or maybe the time of day we are calling.

It's good to see that you are all working the Expired listings right now. Most of your competition has checked out for the season, so you have a great chance of getting listings. Also this time of year you will find that it is much easier to recognize the "have to" from the "want to" sellers. When you are working the expired listing it is best to be contacting them first thing in the morning, be aware that they are not going to be in a great mood all the time and may even be a bit hostile. Don't let this discourage you in fact be the one person that can make a difference for them, keep the mind set of being of service. HREU has a great script for expired listings if you email me i will send it to you or you can get it on the web site if you are in our coaching program. We also have a Scripts For Your Success program that will teach you in detail the process of working with the expired listing as well as many other lead sources.
