Red face Taxes and HOA's

I'm sure that somewhere this has been covered, and I could search it out - but this is so much easier.

9 listings -- all but one are short sales -- price constantly decreasing - FINALLY 3 offers on one property -- HUD 1 has been done-- back taxes and HOA fees are due.

Is the bank going to cover these? I want to be totally honest with the other agents. Suggestions to make this deal go through. I've got great records or price decreases and showings, already have my name in at the bank, seller already has a Loss Mit person assigned, true hardship..... what about the taxes?

Yes the lender should pay any back taxes at closing. Any amounts that are owed are part of your customers debt and will figure in to the bottom price the lender will accept for the property.

Susan, Be sure all costs expected to be paid by the lender are included on the HUD-1 statement you are sending to the lender. Yes, all documents required in the lender short sale package need to go to the lender. We fax all offers separate. Also write or use labels with the loan number on all pages of documents sent to the lender. And... Have fun!
