I placed this ad in the local penny saver. The very next day my phone rang many times. But the one that stands out is an investor that is now almost bankrupt. He has 3 homes that will need to be sold short. They are all custom built homes all on the same street in the same development. This is a VERY upscale development (for South Jersey Anyway).

First I have to say that without the power of the short sale and how to do them, I would have never seen these listings. The "Snobby, Upscale" Big Wigs of Real Estate work this development like crazy, so I never stood a chance. Now I have three (3) listings all on the same street in this devlopment and plan to list them much lower than the other ones that are listed right now.

Even with the lower price, EACH house should still list and sell for more than $900,000 each. If sold and I only do half the transaction, this ad made me almost $81,000 in commission and escelated me to a whole new level! This ad is working wonders for me....just thought I would share! NOTE: This ad is on the front cover at the bottom. Ad cost: $190 per week. I am running the ad for 5 months.

Well it has been what 6 weeks
have listed 10 new S/S
have 3 listing appts for S/S this week
have 2 SOLD and been paid on 1 short sale (guess the class is paid for)
really feel the energy shifting in the office want the phone ring off the hook... come on baby ring .. for daddy...
S/S buddies my goal is add 10 more listings by my Birthday 09/20 ... so if you’re looking for the perfect gift ... a listing in the ATL GA area would be a perfect fit.
p.s. GA is a short time clock for the foreclosure procedure so i need to know ASAP if they need my help.

Man, I never thought something could take off so fast. I have an appt. tomorrow with another agent whos handing over 30 customers, all with the same bank. I called the Vice President today, was told he never does short sales, but after talking to me hes eager to help these people, he does not want all these foreclosures or possable bankruptcies. Hes even agreed to refer some of his default customers my way,great connection. I ask about refering them to another broker with different programs, he doesn't care, he may lose money that way but nothing like if they foreclose.
They won't all be short sales so I made a call to my lender who knows of a program offering a 125% LTV to help some of these people. They put this program together just for this purpose. See some of these people have good scores, money, just have issues with this bank due to the end loan & have not been told they have options. So even if I can't short sale them, I'll refinance with a lower mort. then I'll list them as a rental/lease to purchase/or for sale. I also have got a tax acct., attorney, & credit profile restorer working with me on a case by case bases. You will need these people so set up like Dan & Tim said your connections with them, they are valuable assets.
I currently have 6 short sales working & just met with a investor who wants to work exclusivley with me on multi-family units, or any good potential rental properties. The day I met with him we wrote a contract on one of my already listed short sales. Hes agreed to let me list those hes going to flip/sale. Plus he gave me 3 pre-foreclosures hes interested in,so I'm trying to get ahold of the owners to work out the short sale. Who would say no with already a buyer??

I'm so excited at whats happening, its like Dan said, these people are Sooo. appreciative of your help. The one thing I hear over and over is " I know you can't make me any promises, you may not even beable to help us, but all we wanted is someone who truly cares about trying to help us'. Most of these people have honestly reached out to banks, realtors, mort. brokers, etc., but noone has offered to help or give advice on where to go for help. I see how we can really make a difference in these peoples lives, so lets not dissappoint them. Remember God is watching!! Don't have the money drive you, that will come, be driven by the difference you can make in someones life.
I'm so thankful that God convinced me to listen to the Webinar from Harris, and that my Dad convinced me to sign up for the 6 month course.

I am loving the success these agents are experiencing. Great job. I want to first congratulate you guys on taking action. You have taken the bull by the horns, helping people at a really high level and getting paid.

I want to see more posting from the rest of you guys. Stay busy if for any reason you are feeling a little discouraged send me an email coachdang@gmail.com and lets get you on track.

One more thought all of thse testimonials are from students that started within 2007 and are doing great. They made a decision to make this a great year. Now you too make that committment it is your turn... We believe in you....

Recieved a call from one of the local investors I have been working with. He told me about a friend/fellow investor of his who has not missed a payment yet but is not going to make this months payment. I am meeting with him this evening so hopefully this will be my first short sale.

I just closed my first short sale, and had both sides of the transaction. I have taken five short sale listings in the last 10 days, and have five more in the works as of today.

Well since joining this class I have tried my best to seek out short sale opportunities. I have signed up 3 so far with one more I should be signing up this weekend and had I not taken this class I would not have known how to do these successfully. Actually without even knowing it I had thrown out 2 short sales in the past thinking that I could not help them (wow what a mistake).

In any event one of the 3 that I have signed up I should hopefully be closing on real soon. It has gone through the BPO process (and the BPO agent used my BPO almost exactly just like Dan said) and the closer is going to give me the final approval (hopefully) today. I am excited to get this first one under my belt and help my client out of this difficult time.

If it weren't for Tim, Julie, and Dan I would not have taken this class, would have lost thousands of potential revenue, and this women ( and the other 3 I'm working on) would have lost their home to foreclosure and have ruined their lives for the next ten years. Thank you guys for allowing me to create a win win situation for my clients and for myself. This is very gratifying. Sincerely, Mike

Picking up listing left and right .. have agent calling me asking me to coach them on how to do short sales I have to tell them I am to busy heading to closing to slow down if they want to do a referral send it over other wise visit Harris University.com
Oh and I am now working with a NBC regional report as an expert on our current market and foreclosures and short sales. I didn't know I knew so much .. thanks Harris University Training Team.
