Scenario … Market prices are slowly declining and your seller has not received any offers because their house is now over-priced compared to other comparable homes.


YOU: As you know, buyers are not especially overly motivated to purchase homes right now. I want to make sure you have the most current information. So, I have just completed additional research into our current real estate market.

SELLER: This sound like bad news coming my way!

YOU: Not bad news. Just accurate news. My goal is to sell your home for its highest possible price. But that depends on the buyers. We can’t force them to do anything they don’t want to do.

Here’s what I learned. A home just like yours which was listed for $5,000 less than yours went under contract yesterday. And a home like yours nearby here closed escrow for $3,000 less than yours. And, to make it even more difficult for us, two other homes like yours just went on the market at prices less than yours.

SELLER: So you are telling me … what?

YOU: I’m saying that we have been following the market as it has drifted downward. I’m saying that means the other sellers are getting the buyers and, even if we attract a buyer, we would only be getting leftovers.

So, what I’m saying is that we have to get ahead of the market. We know that it is going the wrong way for us. That is bad and makes us both upset. Yet, we can not change that fact. The market is going against us.

You might be thinking that I should just advertise your house more, or that I should make more phone calls to other Realtors® to get them to sell your home to their clients.

Were I to do that, it would fall on deaf ears because the buyers can buy a home like yours for less than our current asking price.

So, it comes down to a strong stance. I want to ask you a difficult question.

We have to stop chasing the market downhill. We need to get ahead of it. We need to grab the willing buyers first. We need an aggressive price. Are you ready to adjust your price so we are the least expensive home in your area?
