Why would people short sale with me VS giving the bank a deed in lieu of
foreclosure?

Seems like it'd be easy just to give it up and not go thru the sale process with a chance that the lender would accept the package.

as a lender, a short sale is going to be something that we can recover from more rapidly than a DIL. I will make a loan to someone in 18-24 months--sometimes 12--from the short sale.

The deed in lieus are treated like forclosures...and generally have a 3-4 year waiting period.
