I am getting the NOD lists in my area every friday starting this friday. I have the sample letter in the book for sending to NOD lists. I was wondering about the other letter, is this just something that you would send out like a farm? How often do you send it? Should I rework the sample letter for NOD's or is this one ok to use.

I am glad to see you are going after the NOD's. If you are going to send letters. Here are my suggestions. 1. Find a way to stand out. They will get bombarded by every investor, second rate lender and loss mitigation company from that same list. 2. Do the mailout on Friday so it is received by Saturday. 3. Door knock the properties that are close to you. 4. Follow up often and make sure you are ready to refute any of the wild offers them folks will receive. Ideally, I would suggest that you spend your advertising dollars on getting the potential clients attention before they are on the NOD list, this gives you a real advantage. I have tried looking in my local county records (Manatee & Sarasota, Florida) but can't find an NOD list - do all counties publish them?

I am also having a hard time coming across any NOD list. I have come across this site and I believe it gives me the same information but I am not sure how quick the information is put on this. This is for all of the US.

Ok, I am seeing a lot of questions in regard to Notice of default vs Lis Pendis and where do you find this information. Here is the secret, in every state when the lender determines that they are going to seek legal action against the borrower to take the home back the lender must file with the court. When they file that information becomes public record, for all to see, so in some states that is called the Notice of Default and others it is the Lis Pendis list. This information in either regard can be obtained through a public record search. In some states title companies have access to this information, in others it is in the newspaper under legal. In all state there are research companies that do the search for you, some are foreclosuredaily.com, governmentassetsales.com, default.com, etc. As I alway post, I do not suggest you go this route, I want you to find them before they have reached the NOD / Lis pends status. I want you finding them in advance if possible. Ads, bandit signs, prospecting, Center of influence, investor contacts, etc. These are the best leads. I wish you the best. Keep charging hard!!! Dan
