On the addendum to contract on the Harris University site:
Please explain number 1. It states" Paragraph D and N (FAR/BAR) or paragraph
#8 (FAR) are deleted from the sales contract." Whats this about???
ALSO:
How much time to you give on the front page of a purchase and sale for the
contract expiration date. I usta put it out a week to give the loss mitigation
dept time to get back to me. What is the time frame they are needing now??

I delete a few parts from the contract you should do the same.
1. The responsiblity to turn on power and water for inspections becomes the responsibilty of the buyer.
2. Repairs - if you client is in tough financial shape they cannot pay for anything to get fixed.
3. look for these items on your contracts and protect your clients and yourself. Check with your broker and legal for the best ways to do so.
I set the closing date for 30 days. I can usually, usually get approval within 30 days sometimes, 60 I make the other agent aware as soon as I think it may break the 30 days.

I use the Northern VA Association of REaltors contract (NVAR), regarding line one of the agent short sales secrets addendum, which paragraphs should I delete from my particular NVAR contract?
