Does anyone think it would be effective to create a short sale mailout (like through quantum mail or someone like that) and send that to a geographic farm? I am having trouble with a lot of the ways to get the phone to ring. I have done the little ads but I cannot do things like the bandit signs. Here they are very strict with those things and will fine you if they have to remove them.

There is nothing wrong with a direct mail out. However I think you would want to target that. Maybe do a search of your county public records to see which developments are seeing the most foreclosures and mail to that area. Or see which condo complex has offered two years no HOA or a really low mortgage rate that is due to adjust. Then mail to them. Also find out where the investors are getting their leads and jump in that pool. There are very few agents swimming in the investor pool. Stay focused and try to make investor relationships that is your very best lead source.

I have placed several ads and I am not getting any responses yet. I have taken the NOD list and sent out a letter to these people from my town. I have had an ok response. One person said there grandfather paid off the house and another yelled at me to take her off my list. I would like to try to contact some of these people via phone since the kids still have another 2 weeks off. Does anyone have scripts they are using to contact people directly that have not called you? Please let me know! Thanks
