I admit it, I like to know who I'm talking to. There re 300+ people signed on to the Short Sale Secrets list from what I can tell, ANYWAY, I'd like to know who you are.... we might be able to refer business to one another.

I can go first ---
I've been a Realtor for 3 years, I'm with Keller Williams, I live in Tracy, CA - which is a town of 85,000 people as of today there were 1086 homes on the market in town. It is difficult to get accurate numbers but estimates are 50 - 80% REO's; Short Sales and Foreclosures. There are 15 - 20 default notices posted DAILY in our local town paper.

Anyway -- I've been married 27 years to the same man, a public school teacher and baseball coach. Mom to 5 - 2nd Lt. in USAF; Soph at University of Hawaii, Hilo - both are golfers 2Lt is has competed as a Pro.. made money also. 3 younger kids one in High School, one in Junior High and one in 5th grade. Daughter adopted from Russia as an infant.

Why I'm here, I'm here to learn how to help the most people. Our town is suffering for the recent turn of events. We are within commuting distance to the San Francisco Bay Area - 50 minutes and things are changing rapidly.

Who are you? No secrets here - just learning about each other.

I can go second
I've been a Realtor for 3 years, I'm with Advance Realty former Keller Williams Top 10 agent and team in an office of over 300, and I live in Lawrenceville GA- which is a town just north of Atlanta. GA just ranked 5th in foreclosures and I am sure the numbers are going up fast as we had a big new home sell off over the last 2 -3 years. Heck back then if you just showed before noon the builder would have you in your NEW HOME by dinner the same day. Now all those people are stepping into the end of an ARM and have no idea how to make the numbers work and the builder is still building so the home has zero to negative equity. Making traditional selling almost impossible. Foreclosures. There are 15 PAGES default notices posted each Thursday for Gwinnett County alone. So talk about a buyers market, nearly new homes at reduced prices.


Why I'm here, I'm here to learn how to help the most people. I have closed about 20 short / sales in the last year... only lost one to forclosure... and in GA it Four weeks in the paper and then to the court house steps.. and banks are no waiting but maybe 3 missed payments before they start notice. So for me I have MAYBE 3 months to Get that listing, Get it on the market and Get it approved by the Bank and Sold. It is a very fast process. The key reason I am here is to fine tune the process and find was on getting in front of the Barrow when they are “thinking” of skipping a payment. This week we added 3 Short / Sales to our inventor and we be happy to take all your referral to add more.

I've been a realtor a little over 3 years now here in the metro-Richmond area in central Virginia. I think this forum's an excellent place to continue the question and answer webcast [COLOR="Red"]if we all pitch in.[/COLOR][COLOR="Black"]
Virginia is a Deed of Trust state. Upon default the lender obtains a substitute trustee who moves to foreclose in about 55 days. It can be shorter if the deed of trust says the trustee advertises every day for 2 weeks. They can foreclose within so many days after the last ad. So the length of time is less than in a mortgage state.[/COLOR]
I also found a couple of subtitute trustees who charged less than $600 to handle th foreclosure procedure(County record room). These were on properties like $120k. By statute the maximum the substitute trustee may charge here is 5%. What I'm getting at is: with the mimimal charges a few lawyers charge here it may be more worthwile for lenders to foreclose than to accept a short sale.

Hello, I am Kathleen Beach. I am a Broker in Salem, Oregon with Keller Williams Mid-Willamette. This is my second year in the Real Estate Field. I owned an Interior Decorating Firm in Arizona prior to moving to Oregon.

I chose this short sale class because I had been watching the market and knew that as soon as the ARM's started adjusting there were going to be many people in trouble. This is a great way to make a difference in people's lives. It is unfortunate when circumstances put peoples financial standing in jeopardy. We have an opportunity to leave a legacy in our respective communities by learning these skills and helping more people. With what is happening in the market today, our efforts not only help the individual families that are in trouble, but it reverberates out into the community. This is a time of great stress for families in these circumstances, so not only are you helping them financially, but you are helping them emotionally through a tough time. Each family we help become more stable financially and emotionally will also impact the financial and emotional stability of our community.
