If you had unlimited resources and wanted to explore the best marketing and promotion ideas. what would they be?
The amount of money one has at their disposal - if they weren't going to manage by statistics - would only be the amount of money they would be losing soon.
My current budget for radio and TV ads is 640k a year. But the first year I did it I spent about 20K. It was increased little by little - on a gradient. Do more of what works, stop doing what doesn't work. Having a bit of money only means that little mistakes have no meaningful impact. No company could afford to endlessly spend money on something that isn't working.
That said, my favorite advertising is radio and TV ads. We have also started (about a year ago) using Custom House papers to mail to an entire zip code and are quite pleased with the results. The pattern for most successful agents across the country is they are listers in a geographic farm. That seems to be the most easily duplicated pattern for success. To take more listings, increase the size of the farms.

In this market....calling expireds is a gold mine. In the US over 50% of the homes for sale are not selling. There are more homes for sale now than at any one time in the last 20 years. Finding people who want to sell is as easy as going to the MLS and pulling up expireds.
In most cases agents can see significant increases in their business not by running more ads but by calling (or having their teams call) expireds.
