Love to see excellent cash flow investments posted under "Haves and Wants".
I'm always looking for multi-family with chance of appreciation.

I am also very interested in investing in other states other than California. The rents just don't make sense. I am looking for a place that the rents are solid, but there is still an opportunity for appreciation in the next 5 years. I am coming out of a 1031 exchange in December and would be interested in knowing what else is out there. Any ideas, Stars?

Hi Terry,
Midwest. Rust belt states, Ohio, MI, Indiana etc. 0-3% appreciation. Very stable markets. There are never run ups or run downs in price. In Ohio you can easily find 2-4 families for less than $150k...that will rent for $400-500 per unit. 10% caps or better are common. Larger buildings of 30 units + also run 10+ caps. They are easy to find but you will have to find someone to deal with the usual hassles of owning units remotely. Texas is also good. Other than that..the appreciation in most of the country has been out of wack with the rents. Maybe Vegas by mid 07 as well.
Before you buy anothing you will want to look into Tenants in Common. TICs.

Hey all nice to see the Moehlers posting here. Check out loopnet.com to see all sorts of great investments all over the country. Any and all kinds. I prefer a lower return and possible upside in exchange for "mail box money" I'm sick of the repair, vacancy, and lack of profits associated w/ rental real estate. I prefer NNN lease commercial properties w/ long leases in good locations.Leased to quality tenants. Not exciting returns around 7-8 caps, good depreciation and excellant long term financing. Passive income ROCKS.
