I've listened and read everything for the past 3 weeks. Do I know enough to effectively handle a bank and a seller in a short sale, yet?

I need to get off the dime, however, I NEED to know that I know what I NEED to know.

Am I the only one who feels this way?

Well If you don't get off the dime.... someone else will and go after the business. So as Nike says "Just Do It"

When I did my very first short sale several years ago... I only heard the word It's really not that big of deal. Did you perhaps get a little overwhelmed from todays call? You have hit a gold mine of info here with Dan and HREU.. seriously. You know enough to get going and well enough to come back and ask questions to your coach and others to get your way thru. And your broker is definately not new so ask questions as your moving thru and getting the listing then taking it to the close. First worry about the front end because you will have time to toss the presentation package more together as you are waiting for an offer. Then when you get one there are few papers to add and FedX it to them.

The most important issues in disclosure have already been presented to you.
Disclose to the seller that their offer is not mutually accepted until the Third Party lienholder(s) approve. Disclose possible tax ramifications and there is a great addendum at HREU to work from with your offer.

You can do it!!!!

That was well said Joey, if you wait there will always be some new thing you are trying to understand. We have enough info now, so learn as you go. You will learn more from going through it than thinkmig about it.
