Has anyone figured out what the most effective means of advertising is, and how it should be run? I'm an aspiring young licensee who really wants to help people and have been discussing with my sphere and past clients the new service I provide, however I am not generating SS leads. I've been posting an add on the alaska craigslist page, but they will not let me post one each day. (Has anyone figured out how to get around that one?) I've been reluctant to advertise in the newspaper, because it is very costly due to our cost of living here. I only did 12 transactions in my first year  , and I'm approaching the mid of my second year behind quota but a few in the pipeline. My closing and meeting ratios are too high, which means I'm not doing enough business. I have great ongoing relationships with all my clients. I want to help as many people as I can, but I want to be sure I can provide the service they need. When I start posting in the add tomorrow also, how many leads should I generate in a marketing month? I know this is probably a question that cannot be answered easily. I'm just wondering what a experienced Realtor would do after a full month with no leads? If anyone is willing to me assist with these questions, it would be greatly appreciated. I've never posted to anything before, but I believe in Keller Williams, and I believe Keller Williams believes in helping!:D

Hello Ray,
I can answer one part of your question. On craigslist you need to have different email accounts if you are going to post the same title. If you post a different title then you can use the same email address. I hope that makes sense. If you having a hard time do not get upset wait the 7 days to repost. Anything will help.

I found the information useful about how to keep my free ad going on Craigslist. I have contacted our newspaper rep also, and will start advertising as of today. I'm surprised to see that you were the only one to post, but I guess that also received the the help that I expected. Thanks for your help.

Hang in there. I think everyone is just trying to get this going. I also have talked to a friend who does a local paper called DollarWise which goes out to each home in a specific zip code. He said to go to http://www.dollarwiseonline.pennysaverusa.com and you can post here everyday for free. Also try that.

I also included the logo of Keller Williams. It was indicated that I had to disclose my affiliation in the ad. I'm running the ad F,S,Su for the rest of August. I haven't received any phone calls yet, however I'm preparing my SS packet and creating checklists and Adobe forms for the process. I have a list of my local HOA/CA, but I'm unsure what to do with it yet. I intend on calling the local divorce lawyers next week, and I've already worked on a email brochure to my sphere of influence and past clients. I am calling to purchase bandit signs today, and I'm unsure about what I'm suppose to do with an 800 number, how to use it, and what point do I reach to get one. I apologize if the first posting seemed negative, but I'm determined to be great in my business, and the change in attitude has bringing me tons of business. I'm excited about this new niche, I just want to be confident and educated about the process. Thanks a bunch for those that were willing to help.
Also, I'm considering getting some coaching? Does anyone know of a good program. I've contacted HarrisUniverity and Mr. Grieb of Orlando, but I have not heard word? Just thought that I would inquire. Great days!:D

I have also emailed the Harris University about coaching and have not heard any response back. I am happy with the Short Sale class and as soon as I am done with this class I will be signing up for more.
